Letting Your Property

Davies & Partners Estate Agents & Property Management was formed in 1969 and came under the ownership of Beryl Green & George Britchfield in 1992. Beryl and George are Fellows of the National Association of Estate Agents and Davies & Partners is a Member Firm of that Association and registered under the Ombudsman for Estate Agents scheme.

Our lettings department offers two levels of service, Tenant Find Only and Full Management Service.

TENANT FIND ONLY SERVICE

This service is designed for the experienced Landlord who feels able to manage their property on a day to day basis following a tenant being found and placed in the property. You as the Landlord should be conversant with the Housing Act and its obligations to you.

The Key features of this service are:

INITIAL MEETING

  • At the property with you to advise on the current rental market.
  • Provide a professional valuation taking into account location, size, type, condition, demand and comparables.
  • Advise you of any works required prior to letting.
  • Familiarise you with current Safety Regulations and Statute relating to rented property.

TENANCY SET-UP

  • Organise accompanied viewings of your property by our experienced staff.
  • ‘To Let’ board erected if required.
  • Initial interview of prospective tenants.
  • Negotiation of terms of tenancy.
  • Full credit checks.
  • Organise tenancy start date.
  • Produce appropriate tenancy agreement.
  • Produce inventory and schedule of condition if required by you. (An additional fee is charged for this service under the Tenant Find Only Service).
  • Supervision of the signing of the tenancy agreement.
  • Collection of initial monies as agreed.
  • Supervision of the handing over of all keys.
  • Finalise your account and send monies through to you less our fees.

Full Management Service

We have over 30 years experience in managing property and recognise that Landlords require different levels of service. This service will fully manage the letting of your property and can be tailored to meet the individual needs of the Landlord. We would strongly recommend that this be used if you are unsure of the legalities of letting property or are residing abroad.

Key Features

Benefiting from all the services provided by our Tenant Find Only Service and in addition we provide the following:

  • Written confirmation to utility accounts (gas, water, electricity and council tax) of new tenants details and tenancy start dates.
  • Preparation of Inventory & Schedule of Condition at no extra charge.
  • Supervise Gas Safety inspections and Electrical Safety Installation inspections if specified by you.
  • Organise cleaning of the property prior to tenants occupation is specificed by you.
  • Organise initial garden maintenance if specified by you.
  • Genuine 24-hour, 365 days of the year emergency callout for tenant/maintenance emergencies.
  • Collection of rent each month. All monies paid to the you on confirmation of cleared funds and a full statement of account showing deduction of fess plus any other deductions such as maintenance.
  • Regular property inspections.
  • Vacant properties managed between tenancies free of charge.
  • Full outgoing inspection and inventory check at the end of the tenancy and dealing with matters relating to unfair wear and tear before releasing the tenants deposit.
  • Co-ordination of repair and maintenance including arranging for tradesmen to attend the property and obtaining estimates where required, supervising of works and settling of accounts from rents received.
  • Preparation of legal notice requiring possession at the end of the fixed term tenancy.
