What is my property worth per calendar month?

When you contact Davies & Partners we will arrange for a member of our experienced team to meet you at the property to discuss the likely achievable market rent.

What do I need to do to my property before letting it out?

When we meet we can advise you of what work might need to be, or not be completed before you look for a tenant. In advance of any meeting please refer to our Landlord Guide to find useful information about how a property should be presented.

What are my legal obligations?

What is Legionella and do I have to have my property’s water system tested for it?

Unfortunately there is a lot of misinformation in the market about this topic.

Legionnaires’ disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing Legionella. All man-made hot and cold water systems are likely to provide an environment where Legionella can grow.

Some agents will advise that costly testing is required to comply with the law. However, what is actually required (at the initial stage) is a risk assessment from a ‘competent’ person. This can be arranged on your behalf for a minimal cost, or you might choose to organise it yourself prior to the tenancy starting. How long will I be committed to renting the property out for?

Most tenancies are Assured Shorthold Tenancies (AST) created under the Housing Act. This is the usual type of tenancy that your mortgage provider (if relevant) will insist on you using. Under an AST a tenant has minimum right of tenure of 6 months. Longer agreements can be created but we would recommend this timeframe as a starting point to ensure both parties are happy with the tenancy continuing for a longer period.

How will you market my property?

We have a database of applicants actively seeking rented accommodation which we will contact. However, the most effective forum for your property is Rightmove, On the Market and our own website.

How are tenants referenced?

We use an independent referencing company to carry out references. They will do credit checks, employer references and previous landlord checks.

Do I need insurance?

You will need to have in place Buildings and Contents insurance to cover damage to carpets etc. We would always recommend a specialist landlord insurer and can obtain a quotation for you if required.

Do you produce a detailed inventory?

Where we fully manage a property we will insist that a detailed inventory and schedule of condition is undertaken before a tenant occupies a property; this is the only way of accurately documenting a property’s condition, cleanliness and contents in the event that a claim has to be made on the deposit. Some clients choose to use their own inventory where they manage the property themselves, whilst we employ the services of a professional inventory company.

What happens if something goes wrong in the property – what do I do?

Unfortunately over the passage of time items do deteriorate and require repairing or replacing. On a fully managed service we will ensure the issue is rectified without unnecessary delay and all expenses will be reported and deducted from the property’s income.

Do contractors pay Davies & Partners a commission for using them?

No. We believe that maintenance costs are expensive enough without your agent adding even more costs. We operate with complete transparency – the invoice we receive from the contractor is what you are charged, free from any commission or extra expense.

What happens with the utility accounts when a tenant moves in and out of a property?

As part of a fully managed service we will notify utility companies and the local authority of the tenant changes and relevant meter readings.

Can you arrange major refurbishments on my behalf?

What happens to the tenants deposit?

All deposits for properties managed by Davies & Partners are protected through the Tenancy Deposit Scheme. To comply with tenancy deposit legislation our tenancy agreements and associated documentation contain details of the scheme, what the legal responsibilities are and how to process a deposit at the end of a tenancy.

What happens at the end of the tenancy?

Where we fully manage a tenancy the independent inventory company who prepared the ingoing inventory will carry out their final inspection. Their report will be sent to us so that any discrepancies can be discussed with you.
