Application Fees must be paid by bank transfer using the property address and your surname as the reference.

Tenancy Application Process

1. References

We use a third party Licensed Referencing Agency to carry out references. They will initiate an online application by sending you a link via email and PIN by text. You will need to complete your application online.

These are undertaken to:

  • Verify your employment status, position and salary
  • Where you are self-employed your accountant will be contacted for verification of affordability
  • Obtain feedback from your current landlord (if relevant)
  • Check your credit history, verify addresses and whether any bad debts have been accumulated

2. Right to Rent Checks

By law we must ensure tenants have a right to rent a property within the UK. We will need to take copies (from the original documents) of photographic ID, proof of current address and residency status if appropriate. Without this information an application cannot proceed.

3. The Tenancy Agreement

Once satisfactory references have been received we will contact you to confirm a mutually agreeable tenancy start date.

Copies of the Tenancy Agreement and the initial account will be prepared and sent to you for your perusal. As with any legally binding document we recommend you seek independent advice as to its content if you have any queries.

The initial account needs to be paid into our bank account before the tenancy starts.

4. Moving in day

An appointment will be made for all tenants to attend our offices to sign the tenancy agreement in our presence, and to receipt the payment of the initial account that will have already been paid in cleared funds.

On the first day of the tenancy you are able to collect the keys, copies of the tenancy agreement and all other associated documents. An appointment will be made for you to meet the inventory clerk at the property to carry out the check-in inspection.
