Summer rentals: How to make your rental property stand out

Posted on: Thursday, July 2, 2026

Summer is one of the most active periods in the rental market, with motivated tenants often looking to secure a property quickly before the new academic year or a change in work patterns.

However, increased demand also brings greater competition for landlords. With more properties to choose from, tenants are likely to be selective, meaning presentation, preparation, and positioning all play a key role in achieving a successful let.

Here are some key things to consider as a landlord:

Be ready to move quickly

The best tenants often secure properties within days of viewing them. Before marketing your property, make sure all safety certificates, compliance checks, and paperwork are up to date. If the property becomes available unexpectedly, being fully prepared allows you to accept applications and move tenants in without unnecessary delays, reducing costly void periods.

Refresh your marketing

Many landlords overlook the importance of keeping their property's marketing up to date. Arrange to have older photographs replaced with new images taken in natural daylight and ensure the description accurately reflects any improvements you've made.

Rather than simply listing features, explain the lifestyle the property offers. Is it within walking distance of green spaces, cafés or transport links? Does it offer space for home working or entertaining? These details help prospective tenants picture themselves living there.

Invest in improvements

You don't need to undertake a complete renovation to increase your property's desirability. Simple upgrades, such as modern lighting, contemporary flooring, updated kitchen fittings, or stylish bathroom fixtures, can transform the overall look and feel.

Smart home features, including video doorbells, programmable heating, or energy-efficient lighting, are becoming increasingly popular with tenants and can help future-proof your investment while setting it apart from competing properties.

Make the most of outdoor spaces

Summer is the perfect time to showcase any outdoor space your property offers. Whether it's a generous garden, a private courtyard, or a compact balcony, ensure it is neat, tidy, and ready to enjoy. Mow the lawn, trim hedges, pressure wash patios, and provide practical seating where possible. Outdoor spaces have become increasingly desirable and presenting them well can help your property stand out from similar rentals on the market.

Standing out in the summer rental market is about thoughtful preparation and attention to detail. By investing in presentation, making considered upgrades, and showcasing all that your property has to offer, you can reduce void periods and attract well-suited tenants more efficiently.

If you're looking to make the most of the summer lettings season, taking a proactive approach now will put you in the strongest possible position.
